Asbestos Surveys & Sampling
Envirotactics offers comprehensive Asbestos-Containing Material (ACM) Survey services in compliance with the requirements set forth in the USEPA Asbestos Hazard Emergency Response Act (AHERA) and the New York State Department of Labor (NYSDOL). Our surveys and sampling are conducted by AHERA and NYSDOL-accredited inspectors for compliance, pre-renovation, and pre-demolition purposes. The surveyor will inspect all accessible areas of the property and evaluate them for the presence of suspected ACM. Samples of suspected ACM are collected following AHERA guidelines and submitted to a National Voluntary Laboratory Accreditation Program (NVLAP) certified laboratory for analysis.
If materials are positively identified as containing asbestos, Envirotactics can arrange for removal by a licensed ACM abatement contractor. Alternatively, an Asbestos Management Plan (AMP) can be developed to safely and effectively manage ACM in place. The AMP includes guidance on notifying building personnel about the presence of ACM and how it is being managed, ensuring safety and regulatory compliance.
Environmental Impact Statements
Envirotactics prepares comprehensive Environmental Impact Statements (EIS) to support your development projects at the municipal level. We ensure that all EIS documentation meets the regulatory requirements of the municipality in which your project is located. Land Use Assessments
Envirotactics performs land use assessments on properties ranging from small residential lots to expansive 1,000-acre sites. Phase I Environmental Site Assessments
Purchasers and financial institutions are increasingly concerned about environmental liability when acquiring properties, taking over assets, or providing loans. In these situations, due diligence necessitates the performance of a Phase I Environmental Site Assessment (Phase I ESA). Envirotactics ensures that all Phase I assessments are conducted in accordance with the American Society for Testing and Materials (ASTM) Standard Practice for Environmental Site Assessments and the All Appropriate Inquiries: Phase I Environmental Site Assessment Process, Designation E 1527-21. The Phase I process includes:
- Performing a detailed site walk-through
- Reviewing local municipal records
- Examining State and Federal databases
- Investigating historical information to identify areas of recognized environmental concern
- Conducting a Vapor Encroachment Screen in accordance with ASTM E 2600-22 to assess potential vapor intrusion risks
All gathered information is meticulously compiled into a comprehensive report, highlighting all Historic Recognized Environmental Conditions (HREC), Controlled Recognized Environmental Conditions (CRECs), and/or Recognized Environmental Conditions (RECs). Phase II & Subsurface Investigations
During a Phase I Environmental Site Assessment process, recognized environmental concern (REC’s) may be identified, requiring a Phase II investigation (i.e. sampling). Envirotactics has performed hundreds of Phase II investigations for commercial and industrial sites throughout New Jersey. The types of properties investigated include but are not limited to, municipal public work garages, gas stations, dry cleaners, automotive repair, garages, commercial, industrial, manufacturing, and residential properties. The information resulting from the Phase II investigation assists the client in determining if any pollution liabilities exist at the site.
When a suspected discharge has occurred or historical operations dictate that a potential area of concern be investigated, Envirotactics specializes in performing soil and groundwater sampling. Investigative techniques used include surface sampling, test pits, soil borings or probes, monitoring well installation, temporary well point installation and soil vapor gas surveys. Regulatory sampling guidelines and quality assurance/quality control procedures are followed and maintained at all times.
Subsurface Utility & Tank Location Services
Envirotactics offers state-of-the-art scanning services for the detection of USTs on commercial properties. Leveraging advanced technology such as metal locators and ground penetrating radar (GPR), we provide accurate and reliable identification of USTs. This critical information is essential for commercial property buyers and stakeholders during the transaction process, enabling them to identify potential environmental liabilities associated with USTs. Transaction Screens
In the case where a Phase I Environmental Site Assessment is not required, or if a property is not anticipated to contain any environmental constraints, Envirotactics can perform Transaction Screens according to ASTM E 1528-14 or conduct a site “walk-through.” While not providing the full inquiry of a Phase I, these practices can still offer valuable information and identify potential liabilities.
